自2019年下半年地产类信托资金受限以来，机构更倾向于投资政信信托成为趋势。今天进元财富小编带大家捋一捋作为信托三大主体之一的政信信托相较房地产信托有哪些优势。

一、政府平台承受突发政策风险的能力更强

一般政策往往就是监管部门制定的，对自己开的融资平台照顾的自然会更多。政策风险较一般产品低很多，它最怕的估计就是去杠杆，上头收紧地方政府发债后，大家的日子就要过的紧一些，2017年下半年和2018年上半年的去杠杆，限制各个地方发债力度过猛后，然后导致了去年2000多家城投公司中，有十来家违约的，不过违约的项目目前已经有一半以上得到解决，剩下极少数也在解决中。实际上前几年市场上几乎是没有政信类有实质性违约，或者即使偶尔有也被快速解决了，用业内的话说，前几年在市场上流通的定融政信类很多地区都快绝种了。

二、不会因平台实控人出问题而出现毁灭性打击

政府平台不同于其他公司，平台老总会受到各种条条框框约束，其实谁坐在平台一把手位置上，问题都不大，这些一把手往往也是当地的国资委或者组织部门直接委派的，重大事情都是需要地方国资委同意通过后，才能实施。即使政府平台的法人代表或者总经理出问题，其实对平台的影响也很小。

三、政信平台往往实力更强

政府平台不仅是股东背景，其实仅仅是看公司实力，政府平台实力也要强得多。看一家公司实力除了看信用评级，就是看公司净资产以及公司的融资能力。市场上的政信信托产品，融资方或担保人往往都是发债主体，资金来源多。

四、城投公司违约成本高

一个地方的城投公司一但违约，那就会引发连锁反应，各家机构都会重点提防违约地区，解决了还好，如果一直不解决，这个地方以后想再发债就太难了，但现在各个地方都在借债过日子啊，不发债不行，这就是城投公司违约率较低的根本原因。

六、兜底实力更强

政府平台资金紧张后，不仅可以跟股东或母公司伸手要钱，它还可以向当地的兄弟公司要钱，甚至向地方政府要钱，如果还不能解决的，它可以找再上一级的要钱，这个资金应急方面，实力强太多了。
