山东某市定融到期，要以房抵债了？

       近日有部分投资者向小编爆料，其认购的一款山东某市城投定融产品兑付要变成“房票”了！


       据部分投资者反馈，山东某市部分区县城投为兑付到期定融产品推出了以房还债的方案，即到指定的房地产开发商那儿买房子。


       可以从以下几点理解：


       （1）“定融房票”如果要成功实现，一定是建立在投资人自愿的前提下的，不能强制投资人接受“定融房票”，投资人本身有刚性需求是最好的。


       （2）“定融房票”房源有限，能承担这个角色的房源主要还是城投公司能控制的房源，比如子公司，兄弟公司作为开发商的房源，或者其它开发商因为债权债务关系抵给城投公司的房子。


       （3）“定融房票”主要适合当地的定融投资人，有居住需求或投资需求，如果有一定折扣，当地投资人能“捡耙货”，估计也是愿意的；外地的定融投资人基本没这个需求，毕竟拿着这么远的房子也不知道该怎么处理。


       （4）“定融房票”对城投公司而言一举两得，一方面可以去库存盘和存量资产；另一方面不用掏钱兑付，稍微减轻了当下的资金压力。


       那么，你愿意接受以房抵债吗？


       今年以来多地定融兑付困难，各种方式也都用上了：


       有分期按比列给兑付的，每3个月兑付15% 25%的有进行展期置换的


       有加息延期半年或一年半的


       这次定融房票也算是新的模式了，效果咋样具体还不清楚，不过从各种兑付方案来看，各地政府态度都是好的，肯定会倾尽方法给予处理解决。
